North Tustin — locally still called Tustin Hills — Cowan Heights, Lemon Heights, Panorama Heights and the slopes around Red Hill — is unincorporated county land, and it feels nothing like the city below. Half-acre and acre lots, no sidewalks, mature trees everywhere, and roads that wind rather than grid.
It is one of the few pockets left in central Orange County where you can have neighbours and still not see them. That privacy comes with a specific set of cleaning realities.
Eucalyptus, pepper trees and mature oaks dominate up here, and they shed constantly — not seasonally, constantly. Leaf litter, bark strips, seed pods and a fine organic debris that gets walked in through every door.

We quote these by walking through the actual house rather than by bedroom count, because a four-bedroom estate in Panorama Heights can be double the work of a four-bedroom tract home in Tustin Ranch.
Several streets up here are zoned for horses, and where there are horses there is fine arena sand travelling indoors. Many properties also have pools, outdoor kitchens and covered patios that blur the line between inside and out — which is lovely to live with and means more traffic across the threshold than a standard home sees.
