Costa Mesa splits neatly down the middle. East of Newport Boulevard you have Eastside — post-war bungalows on generous lots, many renovated, some untouched since the sixties. West and south you have Mesa Verde, the Metro area and blocks of newer apartments serving South Coast Plaza and the office parks.

Which side you live on changes the job more than the square footage does.

Eastside Bungalows

These homes are typically 1,100 to 1,600 square feet with original hardwood under later flooring, single-pane windows in places, and kitchens that have been remodelled once or twice.

The recurring issue is layered history — a 1950s tile backsplash next to a 2015 quartz counter, needing two different approaches within arm's reach of each other. Old grout is porous and stains rather than washes; new quartz dulls if you use anything alkaline on it. We treat them separately rather than running one product across the whole kitchen.

Many Eastside homes also have detached garages converted to studios or offices. Tell us if yours is in use — it is a separate space and we would rather quote it than discover it.

Apartments and the Rental Cycle

Costa Mesa has a high renter population and a steady turnover, particularly in the Metro and Harbor corridors. Move-out cleaning is a large share of our work here.

Deposits get deducted for the same four things every time: inside the oven, inside cabinets, window tracks, and the bathroom extractor grille. A regular clean covers none of those, which is why booking a "normal clean" before handing back keys is a false economy.

Creative Spaces and Studios

The SoBeCa and 17th Street area has a lot of live-work and studio conversions. These need a conversation before a quote — a working ceramics studio and a home office are both "one room" and are not remotely the same job.

What Cleaning Fixes in an Older Kitchen — and What It Cannot

Eastside kitchens are often a mix of decades, and there is a line between dirt and wear. We would rather tell you where it is than sell you three deep cleans that cannot move it.

Cleaning fixes: grease film on cabinet fronts, burnt residue in the oven, staining on quartz and laminate, hard water on the faucet and sink, and the grime along the base of the backsplash.

Cleaning does not fix: grout that has absorbed staining all the way through — that needs sealing or replacing; laminate lifting at the seams from steam; etched marks on a stone counter where something acidic sat; and worn-through finish on old vinyl.

If your kitchen has one of the second group, we will say so on the first visit rather than letting you book repeat deep cleans hoping for a different result.

Studios, Conversions and Working Spaces

The 17th Street and SoBeCa area has a lot of live-work units, converted garages and home studios — and they need a conversation before a quote, because "one extra room" covers wildly different things.

A home office is a light job. A working ceramics or woodworking studio is not: there is fine dust that settles on everything, materials that must not be moved, and surfaces where the wrong cleaner ruins work in progress.

What we need to know: what happens in the space, what must not be touched or moved, and whether it shares air with the rest of the house — because if it does, the dust from it is landing in your living room and that changes how we schedule the whole home.

We are entirely happy to clean around active work. We just want to agree the boundary beforehand rather than guess at it while you are out.

Yes, and they need a different hand from the newer builds west of the 55. Eastside houses from the forties and fifties often have original hardwood, unsealed grout and painted wood cabinets — all three want mild soap and drying rather than degreasers, bleach or a wet mop.

Yes. A good part of Costa Mesa is rental, and a one or two bedroom apartment is usually a shorter visit than our $120 starting price implies — we quote what it takes rather than a flat rate. Move-outs are the other common job here, and those are a fixed list rather than a nicer regular clean.

Is Costa Mesa far enough inland to avoid salt?

Partly. You are two to three miles back from the water, so you get the humidity but much less of the direct salt deposit that hits Newport or Huntington.
