Two Completely Different Seal Beaches

This is a small city containing two populations that barely overlap: Old Town, a walkable grid of narrow lots by the pier, and Leisure World, a gated 55-plus community of around nine thousand homes behind its own walls. The cleaning work in each has almost nothing in common with the other.

Old Town: Small Lots, Tall Houses

The lots here are narrow, so the houses went up rather than out — three storeys is common, often with the garage at street level and living space above. That means stairs, and stairs are the part every cleaner underestimates. Treads, the risers behind them and the underside of the handrail collect what nothing else in the house does, and a vacuum going up and down takes genuinely longer than the floor area suggests.

Then there is sand and salt. Sand gets vacuumed out, never mopped around — it is abrasive, and a damp mop grinds it into a wood or tile floor over a season. Salt films the glass and corrodes tracks and hardware years earlier than inland fittings, so it gets dissolved and dried rather than wiped.

And parking: tell us honestly where we can put a vehicle when you book, so we build the walk in rather than discovering it on the morning.

Leisure World

Behind the gates the homes are single-storey, compact and mostly original — painted cabinets, laminate counters, unsealed grout and textured ceilings that get dusted dry and never wiped. A one-bedroom unit is a shorter visit than our starting price suggests and we quote what it actually takes. Access, resident authorisation and parking are arranged once and used by the same two people every visit.

What the Ocean Does to a House

Living three blocks from the water is worth it, and it has a maintenance cost that shows up indoors. None of it is dramatic; all of it is cumulative.

• Windows haze early. Marine aerosol lands on glass and holds moisture, so a pane looks dirty long before dust would show it. Dissolve and dry — a dry cloth just smears it.
• Tracks and hardware corrode. Sliders, hinges, latches and anything chrome near an opening pit years ahead of the same fitting inland. Regular rinsing and drying slows it; nothing stops it.
• Screens hold salt worse than glass. A clean window behind a grey screen still looks dirty. Screens come out and get washed on deep cleans.
• Damp lingers. Fog that does not burn off leaves bathrooms that never quite dry, and mildew starts at grout lines and window seals. Extractor covers come off and get washed rather than dusted in place.
• Outdoor furniture films over. If a patio or balcony is part of how you use the house, it needs including rather than assuming.
• Etched glass is permanent. Once salt and hard water have gone into the surface, that is replacement, not cleaning. We will tell you rather than charging you to keep trying.

My Old Town house is three storeys. How does that affect the price?

How do you deal with sand?
