Tustin is unusual in that it contains two almost opposite kinds of housing, sometimes within a mile of each other. What your home needs depends heavily on which one you live in.
The streets around Main and El Camino Real hold homes built in the early 1900s — bungalows and cottages with original wood floors, painted trim, and windows that were never designed to seal tightly. Dust finds its way in around the frames, and the floors need the same careful, barely-damp treatment as any period property.
These houses also tend to have small, awkward bathrooms with original tile and grout that has never been sealed. Grout like that stains rather than washes, and getting it back takes a proper deep clean rather than a regular visit.
A few minutes away, the Legacy developments, Columbus Square and Columbus Grove are a completely different proposition — modern construction, sealed windows, luxury vinyl plank or engineered wood, and open-plan layouts.
Newer homes are easier in most respects, with two exceptions worth knowing. Engineered flooring and LVP do not tolerate standing water at seams, so wet mopping shortens their life. And open-plan kitchens mean cooking grease travels much further than in a closed kitchen — it settles on living room surfaces several metres from the stove, which is why those rooms feel sticky before they look dirty.
Family homes, well kept, mostly built in the 80s and 90s around the golf course. This is our most common bi-weekly territory in the city — the homes are a manageable size, in good condition, and a regular rhythm keeps them that way without needing deep cleans.
Tustin has a lot of rental stock, and we do a steady volume of move-in and move-out cleans, particularly around the Legacy apartments. If you are handing back keys, tell us at booking — a move-out clean covers inside cabinets, inside the oven and fridge, and interior windows, which a regular visit does not, and that difference is usually what a deposit hangs on.

Yes, and they get period rules: no wet mopping on original hardwood, hand work on divided-light windows with cleaner kept off the wood, nothing acidic on original fixtures, and mild soap rather than bleach on unsealed grout. Some of those houses date to the 1880s and nothing in them gets repaired — it gets replaced with something newer and worse.
