A move out clean covers those and everything else that gets inspected. We come from Orange, with no travel charge.
Leases near Orange Coast College and Vanguard turn over mostly at the end of the spring semester, with a smaller wave in December. Shared houses and apartments with several roommates need extra time in the kitchen and the bathrooms. Book two to three weeks ahead for late May and June.
Larger complexes usually give tenants a written move out checklist. Ask for it when you give notice and send it to us. Balcony and patio sliders here collect damp grime and dust in the tracks, which is one of the most common deductions.
Some rentals are small houses or back units behind older homes on the Eastside and Westside. They often have older kitchens, small bathrooms with mildew from the damp coastal air and windows with dirty tracks. These take a bit longer than their size suggests.

A move out or move in clean is $249 for the first two hours, then $100 for each additional hour. You get an estimate before we start and pay after the work is done.
An empty studio or one bedroom usually finishes near the starting price. A shared three bedroom house takes longer, mostly because of the kitchen and the bathrooms.
