When the furniture is gone, a landlord, a buyer or the next tenant sees everything. A move out clean in Orange goes where daily cleaning never does: inside every cabinet and drawer, inside the oven and the fridge, along the window tracks, baseboards and door frames.
Moving in works the same way. Your dishes and clothes go into cupboards that were actually cleaned, not just emptied by the last person. We have been based in Orange since 2006, so there is no travel charge anywhere in the city.
Most leases near Chapman and around the Plaza end in late May and June, and every tenant wants a cleaner in the same two weeks. If that is you, book two to three weeks ahead. Older rentals here often have original cabinets and small kitchens with a lot of grease above the stove, and that is where deposit deductions usually start.
Orange has two big hospitals on the west side of town, and a lot of nurses, residents and medical staff rent nearby on short leases, some only for a few months. Those moves are quick and the dates move. Tell us the lease end date and the access details, and we fit the clean around your shifts. You do not need to be there.
Many condo and apartment complexes in Orange limit moving hours and expect the unit to be handed back by a set time. Tell us that window when you book. In smaller units the work is mostly kitchen, bathroom and closets, so an empty one bedroom often finishes close to the starting price.
If you are selling in Old Towne, El Modena or the east side, an empty house gets cleaned before the listing photos or before the buyer's final walkthrough. In historic homes we keep to the same rules as on every visit: no wet mopping on original hardwood and nothing acidic on vintage fixtures.
Not included: carpet shampooing, grout restoration, paint and patching, and pressure washing outside. Scuffs that come off with cleaning come off. Marks that need paint need a handyman, and we will tell you which is which. Doing part of it yourself? Use our move out cleaning checklist.
Under California Civil Code section 1950.5, a landlord can deduct cleaning costs only to bring the unit back to the level of cleanliness it had when you moved in. The landlord has 21 days after you move out to return the deposit or send an itemized list of deductions.
You can also ask your landlord for an inspection before you move out, no earlier than two weeks before the lease ends. If they point out something, you still have time to fix it. Book the clean after that inspection and before the final walkthrough.
Take photos of every room when we finish. If there is a disagreement about cleaning later, dated photos are the simplest proof. This is general information, not legal advice. Your lease and your landlord's move in photos matter too.
A move out or move in clean is $249 for the first two hours, then $100 for each additional hour. You get the estimate before we start and you pay after the work is done.
Time depends on cabinets, bathrooms and windows far more than on square footage. An empty one bedroom apartment usually finishes near the starting price. A three or four bedroom house takes longer because there are simply more cupboards to clean inside and more window tracks to dig out.

Two to three weeks ahead if you are moving out in late May or June, because most leases around Chapman end in the same few weeks. Book the day after the movers leave and a day or two before your walkthrough.
Yes. On a move out or move in clean we do the inside of the oven, the fridge, and every cabinet and drawer, because that is what a landlord or a buyer opens first.
No. We vacuum carpets thoroughly, but carpet shampooing is a different trade with different equipment. If your lease asks for professional carpet cleaning with a receipt, book that separately and early.
Yes. Landlords and property managers in Orange book us for turnovers between tenants. Give us the handover date and the access details, and we send the confirmation to whoever needs it.
Often, yes. We clean Monday to Friday, and because we are based in Orange we can sometimes take a job at short notice. Call or text 657-557-0093 and we will tell you honestly what is open.
No. Many tenants leave a key or a lockbox code after the movers are done, and we lock up when we finish.

Tell us the address and the date. You get the estimate up front, and the home is ready for the walkthrough.
