Irvine has a huge number of rental apartments, many run by large management companies, and their move out inspections are thorough and done from a written checklist. Owners of condos and houses who rent them out are often just as strict.
A move out clean is built around that checklist: inside the oven and the fridge, inside every cabinet and drawer, blinds, baseboards, window and slider tracks and every bathroom fixture. We come from Orange, with no travel charge.
Management companies here usually photograph the unit at move in and compare at move out. The items that cost tenants money are almost always the same: the oven interior, the fridge seals, cabinet shelves, bathroom grout and glass, the blinds and the patio slider track. Ask the leasing office for the move out checklist when you give notice and send it to us.
Leases near campus and in the villages around it turn over at the end of the academic year, mostly in June, and again in smaller waves during the year. Shared units with several roommates need extra time in the kitchen and bathrooms. Book two to three weeks ahead for June.
When an owner sells or switches tenants, the empty unit is cleaned before photos or before the new tenant gets the keys. Newer homes look clean at a glance but show every water spot and fingerprint on quartz, glass and stainless steel in an empty, bright room. We clean and dry those surfaces properly.
