Rentals in Newport Beach follow the seasons. On the Peninsula and Balboa Island many places are rented as winter rentals from fall to late spring and then switch to summer stays, so a lot of tenants move out in the same few weeks around June. Apartments and condos elsewhere in the city turn over all year.
A move out clean covers the oven, the fridge, every cabinet and closet, and the sand that collects in tracks near the beach. We come from Orange, with no travel charge.
When a winter rental ends, the owner usually needs the place ready for summer guests within days. That leaves very little room for a second visit, so the clean has to be right the first time: kitchen, bathrooms, every track and sill, and the floors free of sand. Book as soon as you know your move out date, ideally two to three weeks ahead for late May and June.
Near the water, sand sits in slider and window tracks, salt film covers the glass and closets on outside walls can get damp. We vacuum every track before wiping, clean the inside glass with plenty of clean water and check closets and bathroom corners for mildew. If caulk needs replacing, we tell you before the walkthrough.
Apartment communities and condos away from the beach work like anywhere else in Orange County: a written checklist, an inspection and a key return deadline. Send us the checklist with the booking and we clean to it.
